NJ Real Estate Commission Bulletin on Lock Box Security

The New Jersey Real Estate Commission just released their Bulletin on Lockbox Security and enforcing regulations of safety for the clients and agents.

The use of lock boxes on properties to be sold or leased is common practice to facilitate the sale or lease of a property and is regulated by the requirements of the MLS services available within the state.  For general information on the placement of lock boxes on properties listed for sale or rental it is imperative to review the specific terms and conditions of each listing service.

Among the information above, they further state "Regardless of the reason - home inspections, room measurements, showing family members the home, etc., - no one should be allowed to enter the property without proper supervision and under no circumstance should unaccompanied access be granted without the seller's full knowledge and consent."

Government Affairs

BCCAR's Legislative Committee works hard to form and continue nurturing relationships with our local and state leadership, conducting meetings and forums to open the lines of communication. BCCAR also employs Associated Business Solutions (ABS) in Trenton, to monitor our municipalities and help us pinpoint local issues or things that should be on our radar. With their assistance, BCCAR publishes our quarterly Municipal Monitor e-newsletter that helps keep our members informed. The New Jersey REALTORS® (NJR) are an integral part of our association and help keep us up-to-date with the bills and issues that affect the real estate industry.

The REALTORS® Political Action Committee (RPAC) is a PAC that supports leaders who support our industry. RPAC is non-partisan and helps to protect the livelihood of real estate professionals every day! Just a small fair share of $25 per year ensures you and the association a voice at the local, state and national levels. When agents ACT, VOTE and INVEST, they support the REALTOR® Party.

Contributions to RPAC are not deductible for federal income tax purposes. Contributions are voluntary and are used for political purposes. The amounts indicated are merely guidelines and you may contribute more or less than the suggested amounts provided your contribution is within applicable contribution limits. The National Association of REALTORS® and its state and local associations will not favor or disadvantage any member because of the amount contributed or a decision not to contribute.  You may refuse to contribute without reprisal. Unless otherwise required by applicable law, any request for the refund of a contribution must be made within two (2) business days of the date on which you authorize RPAC to charge you for said contribution. Your contribution is split between National RPAC and the State PAC in your state.  Contact your State Association or PAC for information about the percentages of your contribution provided to National RPAC and to the State PAC.  The National RPAC portion is used to support federal candidates and is charged against your limits under 52 U.S.C. 30116.   (Rev. 6/2016)

Service One Referral Associates, LLC, a wholly owned subsidiary of the NEXUS Association of REALTORS® offers agents, who no longer wish to work full-time in real estate, but wish to earn commissions, the opportunity to do so. Agents may change their license from Salesperson to Referral, and place their license with Service One Referral Associates. This enables agents to utilize their license and earn commissions by simply placing referrals through Service One Referral Associates.

The fees are as follows:

Service One Referral Associates Annual Fee: $100

Initial Licensee Fee: $160

Reinstatement Fee: $150

License Renewal Fee: $100

License Transfer Fee (if applicable): $25

License Type Change Fee (if applicable): $50

What is my role as a Referral Agent and what guidelines will I need to follow?

Is New Jersey Continuing Education (CE) required as a Referral Agent?

No. But, if you believe that you will eventually be changing your status back to a Saleseperson or Broker Licensee, you WILL want to keep up with CE.

Can I keep my license in a Referral status indefinitely?

Yes. A referral licensee CAN remain in referral indefinitely. You would go through the renewal process every two years, but not be responsible for any CE.

NOTE: The less than 6 year mark that is indicated on the NJ REC Change License Type Form (below) is a term measure for the licensee's last chance to change their license status BEFORE they would have to take all of the required CE and the exam again.
